License and attribution

CMS cost report data is public domain. The compilation is CC BY 4.0: credit "Data: Per Patient Day (fhaskillednursing.loan)" with a link. Per Patient Day is published by Janover Capital LLC. Nothing returned is an appraisal or a loan offer.

Questions

Is there a cost or an API key?

No. The server is free, read-only and needs no key or sign-in. Please cite the page or the CMS source that comes back with each answer.

Where does the data come from?

CMS Skilled Nursing Facility Cost Report data, full-year reports only, the same numbers as the state pages on this site. Every answer names the CMS release and the fiscal years it covers. The methodology page explains which reports count.

Is the valuation an appraisal?

No. It is the same arithmetic as the calculator on this site, run on the numbers you give it. Cap rate, interest rate and fees are your assumptions. It is not an appraisal, a loan quote or advice.
